Example of how an Energy Improvement Mortgage works:
Small 3 bedroom ranch, 10 to 30 years old, heating with propane. After completing an energy audit we recommended a new heating system, identified a few air leaks, increased the attic insualtion, and improved the attic vetalation. The costs came in around $5,000 and were fianced using a EIM. The monthly increase in their mortgage payment would be about $17, and their projected energy savings is an additional $720 a year or $60 a month. The owners closed on their new mortgage, the monies for energy improvements were put in escrow until the improvements are completed. When the homeowner and energy auditor sign off on the completed improvements the lender is notified and sends the contractors a check.
